How to Price Your Resale Unit Realistically (and Why It Decides Everything)
Ask experienced brokers why some resale units sell fast while identical neighbors languish, and the answer is almost always one word: price. Pricing is not guessing what you would like to receive — it is reading what the market is paying right now and positioning your unit inside that reality.
Start from evidence, not emotion
Your purchase price, the money you spent on finishing, and the number you need for your next plan are all real to you — and irrelevant to buyers. Instead, gather the asking prices of comparable units currently listed in your compound, matching phase, area, floor, view, and finishing state as closely as possible. Then ask brokers active in the compound what similar units actually closed at recently, because closing prices, not asking prices, are the market.
Adjust for what makes your unit different
- Add value for genuine advantages: a prime view, a corner position, quality finishing, included kitchen and air conditioners.
- Subtract honestly for drawbacks: an unpopular floor, proximity to noise, needed repairs, or unpaid maintenance deposits the buyer must absorb.
- If your unit is under installments, think in terms of the over price: what premium does your old contract genuinely justify against the developer's current prices and payment plans?
Price for the market you are in
A realistic price generates viewings in the first weeks, and viewings generate offers. A price set high to leave room for negotiation mostly filters you out of buyers' searches, and the market reads a long-sitting listing as a flawed one. If you genuinely cannot accept the market level, it may be wiser to wait than to list high and burn your listing's freshness.
