Resale in Egypt is not one market but two. Some sellers offer finished, ready-to-move units they have received; others sell units still under construction, transferring their contract and remaining installments. Choosing between them is less about which is better and more about which fits you.
The case for ready-to-move
A finished unit removes the biggest risk in Egyptian real estate: delivery delay. You can inspect exactly what you are buying, measure real finishing quality, see the actual view, and move in or rent out immediately. The trade-off is cash: ready units typically require paying the seller most of the value quickly, since little or nothing remains on installments. They suit end users who need housing now and buyers with available liquidity.
The case for under-construction resale
Buying a contract on an unfinished unit usually means a lower entry cost today: you reimburse what the seller paid, add the over price, and continue installments with the developer. You benefit from the original contract's price and payment plan, which may be gentler than current launches. The risks mirror the benefits: construction pace, possible delivery changes, and buying based on drawings rather than a walkthrough. Check the developer's actual progress on site, not just promises.
Questions that decide it
- Do you need to move in within the next year?
- Can you pay a large amount upfront, or do you need installments?
- How much delivery risk can you tolerate emotionally and financially?
- Is the compound's construction visibly progressing?
The takeaway: buy ready if your priority is certainty and immediate use; buy under-construction resale if your priority is price and payment flexibility — and in that case, judge the developer's track record as carefully as the unit itself.
