Neither type is better in the abstract; they simply carry different strengths and different headaches.

How residential behaves

Apartments and townhouses draw from the deepest pool of demand: families always need homes. Tenancies are personal, usually yearly, and turnover is manageable. Residential is easier to understand, easier to finance from savings, and easier to resell because the buyer pool is wide. The flip side: rents are constrained by household budgets, and one tenant means one source of income per unit.

How commercial behaves

Shops and offices are rented by businesses, and businesses sign for their livelihood. A successful pharmacy, clinic, or café can stay for many years and treat the unit as part of its brand. But commercial demand depends on footfall and the surrounding economy: a quiet mall or an unlaunched commercial strip can stay empty for long stretches, and an empty shop earns nothing while fees continue. Fit-out periods, licensing needs, and activity restrictions inside compounds add complexity that residential owners never face.

Questions before you diversify

  • Is the commercial area already operating with real daily footfall, or still a promise?
  • What activities does the compound or mall management actually permit?
  • Can you tolerate longer vacancies in exchange for longer, stickier tenancies?
  • Do you understand who your future tenant would be, specifically?

The takeaway: diversification is valuable, but only into assets you understand. Start by studying operating commercial areas near you, talk to existing shop tenants, and treat the first commercial purchase as a learning investment sized so a slow start will not hurt you.
