Security Deposits and Check-In, Check-Out Condition Reports

Ask anyone with rental experience in Egypt about disputes, and the story usually ends at the deposit: the landlord kept it, the tenant felt robbed, or the tenant left damage the deposit could not cover. Almost all of these fights share one cause: nothing was documented at the start. The fix is simple, cheap, and available to everyone.

Make the deposit terms explicit in the contract

A deposit exists to cover damage beyond normal wear and unpaid obligations, not to punish either side. The contract should state the deposit amount, exactly what it may be used for, whether it can be applied to the last month's rent or not, and when and how it is returned after checkout. The tenant should receive a signed receipt for the deposit and keep it with the contract.

The check-in condition report

On handover day, both parties should walk the unit together and record its state: walls, floors, doors, kitchen, bathrooms, appliances, and meter readings. Photograph everything, date the photos, list furniture with its condition in furnished units, and have both sides sign the report. Fifteen minutes of shared documentation removes years of possible argument.

The check-out walkthrough

• Repeat the same walkthrough with the original report in hand.
• Distinguish normal wear, which time causes, from damage, which misuse causes.
• Agree deductions, if any, item by item and in writing.
• Return the balance promptly against a signed final settlement.

The takeaway: deposits protect the relationship only when their rules are written and the unit's condition is documented at both ends of the tenancy. Whichever side you are on, insist on the report; a fair party has nothing to lose from evidence, and everything to lose without it.
