Life changes faster than payment plans. Whether you are upgrading, relocating, or freeing cash, selling a unit you have not finished paying for is a normal, well-trodden path in Egypt's compound market — provided you run it through the developer correctly.

What you are actually selling

You are not selling a deed; you are selling your position in a contract. The buyer reimburses what you have paid to date, adds the over price you agree on — your profit — and takes over the remaining installments with the developer. Your pricing conversation should therefore be framed as: paid amount plus over, benchmarked against the developer's current prices and the over prices asked in your compound.

Prepare your position with the developer first

  • Request a statement of account: exact paid and remaining amounts, and any penalties.
  • Ask about the developer's transfer conditions: some companies require a minimum paid percentage, settlement of arrears, or specific documents before approving an assignment.
  • Learn the transfer fee and how it is calculated, and decide upfront — then state in your listing — who will bear it.
  • Confirm the expected timeline for a transfer appointment, so you can promise buyers realistic dates.

Protect yourself during the deal

Take a meaningful, documented deposit before initiating anything with the developer, and put the full arrangement in a preliminary contract: price breakdown, who pays which fee, the transfer date, and what happens if either side withdraws. Do not hand over original documents until you are at the developer's desk, and never sign final papers before receiving your money as agreed — bank transfer or certified means are safer than cash for large amounts.
