A resale seller may want their money out quickly, or may simply want someone to take over their remaining payment plan. Understanding what each path really costs you is the first step to a smart deal.

What paying cash gets you

Cash buyers usually have stronger negotiating power. A seller who needs liquidity may accept a lower total price in exchange for a fast, clean exit. Cash also simplifies the paperwork: there is no remaining developer plan to transfer, so the deal centres on the unit itself and the transfer approval. The downside is obvious — you tie up a large amount of money in one asset and lose flexibility for emergencies or other opportunities.

What installments preserve

Taking over the seller's remaining installments keeps your liquidity intact and spreads the burden over years. In an inflationary environment, fixed future installments can effectively become lighter over time. The trade-off is that you usually pay the seller an amount for what they already paid — often with an over price (أوفر) — and you must get the developer's approval to transfer the contract into your name.

  • How much liquidity do you genuinely need to keep for emergencies and finishing costs?
  • Is the seller offering a meaningful discount for cash?
  • What are the remaining installments, their dates, and any final delivery payment?
