Choosing a tenant is the most important decision a landlord makes; it shapes the whole year that follows. Yet screening in Egypt often swings between two extremes: no questions at all, or an interrogation that drives respectable applicants away. The goal is a fair, consistent process that gathers what you genuinely need and nothing more.
Decide your criteria before you advertise
Write down what actually matters for your unit: ability to pay the rent reliably, intended length of stay, household size appropriate for the unit, and willingness to sign a proper written contract with a deposit and documented handover. Applying the same criteria to every applicant keeps the process fair and spares you decisions made on mood or superficial impressions.
What is reasonable to ask
- Identity confirmation against the national ID that will appear in the contract.
- The nature of the applicant's work and, politely, general comfort with the rent level.
- Their expected duration of stay and who will live in the unit.
- A previous landlord's reference where the applicant is comfortable providing one.
Ask calmly, explain that you request the same from everyone, and accept that serious tenants usually appreciate a landlord who runs things properly; carelessness attracts careless tenants.
Read the process, not just the answers
Behavior during viewings and negotiation is evidence too. An applicant who reads the contract carefully, asks sensible questions, and is transparent about paperwork is showing you how the tenancy will feel. Conversely, pressure to skip the written contract, reluctance over the condition report, or vagueness about identity are warnings worth heeding, however charming the person.
The takeaway: screening is not suspicion; it is professionalism. Fixed criteria, respectful questions, the same process for everyone, and a written contract at the end protect the landlord, the tenant, and the relationship between them.
