Price per Square Meter: The Most Misread Number in Real Estate

Divide the price by the area and you get the famous number everyone quotes: price per square meter. It is genuinely useful — and genuinely dangerous when read alone. Two units at the same price per sqm can be worlds apart in value.

What the number hides

Price per sqm flattens differences that buyers actually pay for:

  • Finishing: core-and-shell, semi-finished, fully finished, and furnished units cannot share one benchmark.
  • Floor and orientation: a garden-facing unit and one overlooking a parking area rarely deserve the same rate.
  • Outdoor areas: gardens, roofs, and terraces are often priced differently from indoor space, and listings mix them inconsistently.
  • Payment terms: a cash price and a price with a long installment plan are different products.
  • Delivery status: delivered space is worth more per meter than promised space.

Compare like with like

The number becomes meaningful only inside a tight comparison set: same compound or direct neighbors, similar unit type, similar finishing, similar delivery status. Comparing a finished apartment in a mature phase with a shell unit in a new launch tells you nothing except that arithmetic works.

Use it as a filter, not a verdict

Price per sqm is excellent for spotting outliers. If one listing sits far above or below its true peers, that is your cue to ask why — a special view, an urgent seller, or simply a mistake. Platforms that show price history and comparable listings make this filtering much faster and keep the conversation honest.

The takeaway: quote the number, but always say what it includes. A price per meter without context is a headline without an article.
